Maharashtra Regional Town Planning Act 1966
The act has total 165 sections. The main chapters in regular business are as follows

If you have 2 floors both having area of 1000 sq. ft. the total covered are will be 2000 sq. ft. and the plot area say 1200 sq. ft. then FST becomes
- 2000/1200=1.66
Procedure in preparing and approving regional plans (Section 16)
Regional board prepares draft plan and publish it in gazette with notice stating the place to inspect draft plan and should keep those copies to sell at reasonable price. The objections are invited from the public within reasonable time period not less than four months. Authority bound to give copies of existing land use map, survey carried out, maps and charts illustrating provisions of draft regional plan. Regional board reports the objections and suggestions to regional planning committee. The regional planning committee will make modifications if so and send it to state government for further approval.
Publication of regional plan and date of its operation (Section 17)
The state government publishes the plan now called as final regional plan and mentions the date of operation of that plan mentioning the place were the final regional plan can be seen and if any further objections to be raised directly to the state.
